BUilding permits

NEW BEGINNING AUGUST 1, 2017
The City of Gahanna recognizes and appreciates the positive effect of quality development within our city.  It is our desire to promote such development by creating efficient, effective processes that allow construction projects to begin as soon as responsibly possible.  To that end, we have evaluated and reengineered each Building Division process to issue permits as efficiently as possible while assuring stakeholders that necessary permit application review measures have taken place.

The following is a brief summary of the main areas of change:

• Permit Fee Schedule – The permit fee schedule has been revised to be easier to understand and apply. Many fees have been changed to be flat fees that allow for faster permit issuance, which will enable some permits to be issued over-the-counter. [This change will take effect on August 1, 2017.]

• Permit Applications – The number of permit applications forms have been reduced from twelve to six.  The hope is that fewer types of documents will simplify the application process for the applicant. [This change will take effect August 1, 2017.]

• Inspections – The new permit application forms will include a specific number of inspections for the type of work being permitted. The cost of the permit covers these inspections.  If the contractor utilizes all inspections included with the permit and require more, the additional inspections must be purchased prior to scheduling these additional inspections.  These additional inspections can be purchased and scheduled online. [This change will take effect August 1, 2017.]

• Electronic Permit Application Submission – Permit applications are able to be completed, submitted and paid for online. [This option is currently available.]

• Online Permit Application Tracking – Applicants are able to track the status of their permit application through an online portal. [This option is currently available.]

• Chief Building Official Office Hours – In an effort improve customer service, office hours on Tuesdays and Thursdays from 9:00am – 11:00am have been implemented.  Applicants can schedule time during these hours to discuss their project with the Chief Building Official.  The hope is that this communication will allow the Building Division and the applicant to better understand each other’s needs and expectations, which will lead to a more streamlined permitting process. [This option is currently available.]

The improvements detailed above were designed to provide you with a more user-friendly experience.  We appreciate your patience as we implement these changes.  We also welcome your feedback and ideas for future improvements.


​APPLICATION PROCESS FOR BUILDING PERMITS
The Building Division issues permits, reviews plans, inspects construction and enforces building regulations.  Plumbing plan review and inspections are performed by Franklin County Public Health and not by the City.  Building contractors and residents can now apply, pay for and obtain their residential and commercial building permits online.  If construction plans are required with the permit application, paper copies must be submitted after applying for the permit online (5 sets are required for commercial and 4 sets are required for residential).  Please refer to the appropriate section of the City Code when completing an application.  Application fees may be paid by cash in-person and check or credit card in-person and online.  Please contact the Building Division at 614-342-4010 or via email for assistance with the application process.

COMMERCIAL, INDUSTRIAL OR MULTI-FAMILY OF 4 UNITS OR MORE PERMITS
Five (5) sets of plans conforming to the Ohio seal law must be submitted with the commercial and industrial building permit application.

CONTRACTOR  REGISTRATION
Annual contractor registration for home improvement, roofing, sign, fence, HVAC, electrical, plumbing and gas piping can now be completed online!

Contractors who would like to obtain registration as a water and sewer installer must still contact the Utility Billing Division at 614-342-4440 to apply and obtain their registrations.

Contractors are required to register with the City and provide a copy of their state license prior to being issued an electrical, gas piping, HVAC or plumbing permit for Ohio Building Code related construction (commercial, industrial or residential buildings larger than a three family dwelling). There is a $65 registration fee. Liability insurance is required, minimum amounts of $100,000/$300,000, with the City of Gahanna shown as the "Certificate Holder."

For contractors constructing decks, sheds, fences, signs, and residential projects, no state license is required.  Only certificate of liability insurance and registration are required.

DECK PERMITS
Two (2) copies of a survey with the location of the deck shown along with two (2) sets of drawings must be submitted with the residential building permit application.

INSPECTIONS
Call the Building Division at 614-342-4010 and press 1 to leave your inspection request on the voicemail.  Please be sure to include the following information: permit number, project address, type of inspection being requested, date of requested inspection, contact name and contact phone number.  Omission of any information may delay the scheduling of the inspection.  IT IS THE CONTRACTOR'S RESPONSIBILITY TO PROVIDE AN ACCURATE PERMIT NUMBER WHEN REQUESTING AN INSPECTION.

RESIDENTIAL 1, 2 AND 3 FAMILY DWELLING PERMITS
(FOR ADDITION, ALTERATION, BASEMENT FINISH, NEW DWELLING OR NEW GARAGE)
Four (4) copies of a survey with the location of the proposed project shown along with four (4) sets of drawings must be submitted with the residential building permit application.
